Start with the same project
Two kitchen estimates can look far apart while describing different jobs. One may include cabinets, countertops and disposal; another may cover installation labor only. Before choosing a contractor, give each company the same room measurements, layout goals and list of materials you want included. Check six items side by side
- Demolition: Which cabinets, flooring and wall finishes will be removed? Is hauling and disposal included?

- Cabinetry: What brand, layout and accessories are specified? Are installation, fillers, panels and hardware included?
- Countertops and backsplash: Are material, fabrication and installation included, or provided by someone else?

Separate allowances from selected materials
An allowance is a budget placeholder, not confirmation that every product you might choose is included. Ask what the allowance covers, how your selection is priced and how any difference is handled. Ask what happens if something changes
Opening a wall or removing flooring may reveal conditions that were not visible during the walkthrough. Ask how additional work is documented and priced. Keep requested upgrades separate from repairs so you can decide what is necessary and what is optional. A useful proposal explains exclusions and responsibilities as clearly as it describes the finished kitchen.
Review timing and daily disruption
Ask which selections are needed before work starts, what material availability could affect the sequence and how kitchen access will change during construction. A shorter stated duration is not automatically a better plan. Confirm what the schedule assumes and how changes will be communicated.
