Start with the floor you have

The decision to refinish or replace a floor begins with its condition, not the stain color. Photos help start a discussion, but they cannot confirm the remaining wood thickness or all the conditions below the surface.

When refinishing is worth exploring

Refinishing may suit a hardwood floor with enough remaining material for the proposed work. It can refresh the appearance while retaining the existing wood. Ask what can realistically be improved and what marks may remain. Deep staining, gaps, previous repairs and damaged boards should be discussed individually rather than covered by a promise that the floor will look brand new.

When replacement may be the better fit

Replacement may be appropriate when the floor cannot tolerate more sanding, when repairs are extensive or when you want a different type of floor. It also introduces its own preparation: removal, disposal, subfloor condition, transitions and trim. Compare the complete installation scope rather than the product price alone.

Compare the rooms and daily use

Tell your installer about traffic, pets, furniture and how each room is used. Review the selected product’s guidance for the intended space. Consider how the flooring meets adjacent rooms and whether a change in thickness affects doors, appliances or stair transitions. Those details belong in planning before material is ordered.

Understand why preparation affects the estimate

A flat-looking finished floor can conceal unevenness or loose areas underneath. Ask what the estimate assumes about the subfloor and how repairs discovered after removal would be handled. For refinishing, ask how the floor will be assessed and whether any boards need replacement before finish work begins.

Plan for access and finish curing

Discuss furniture removal, room access and the timing for returning rugs and furniture. Different products have different requirements. Get the care and use instructions for the finish or flooring actually installed rather than relying on a general timeline.

  • Is my existing floor a suitable refinishing candidate?
  • Which damage is likely to remain visible?
  • What preparation and repairs are included?
  • How will transitions, doors and trim be handled?
  • Who supplies the product and who removes the old floor?
  • When can the room return to normal use?
