Basement finishing cost in Bucks County, PA

An unfinished basement can become a family room, home office or flexible gathering space. These estimates cover open-plan finishing in a dry, accessible basement with adequate existing utilities.

800 sq ft basement: $27,900 estimated.
1,200 sq ft basement: $35,900 estimated.
1,600 sq ft basement: $43,900 estimated.

The base scope includes standard framing and insulation, drywall walls and ceiling, basic electrical and lighting allowances, LVP flooring, trim, paint, coordination and cleanup. HVAC upgrades, structural repairs, egress work and drainage are outside the base estimate. These items require review when needed for your project.

What does adding a basement bathroom, kitchenette or bar cost?

Full bathroom: add $12,500. A 40 sq ft bathroom with a shower, toilet and vanity, assuming usable nearby plumbing rough-ins. A new sewage ejector, extensive concrete cutting or long drain runs require separate pricing.

Kitchenette: add $11,500. Eight linear feet of stock cabinets, countertop and sink with suitable nearby connections. Appliances and major utility upgrades are excluded.

Dry bar: add $4,500. Six linear feet of cabinets and countertop. This option does not include a sink, plumbing or appliances.

Example: 1,200 sq ft basement ($35,900) + full bathroom ($12,500) + dry bar ($4,500) = $52,900 estimated. The added rooms occupy the stated basement area; they do not increase the finished square footage.

Kitchen remodeling prices in Bucks and Montgomery counties

These kitchen estimates assume replacement within the current room, stock cabinetry, a standard quartz countertop allowance, sink and faucet, simple backsplash, LVP flooring, minor electrical and plumbing connections, paint and cleanup. Appliances, structural wall changes and utility service upgrades are excluded.

10 × 12 ft kitchen: $24,900 estimated. Allows for 15 linear feet of cabinets and 30 sq ft of countertops.
12 × 14 ft kitchen: $32,900 estimated. Allows for 20 linear feet of cabinets and 40 sq ft of countertops.
14 × 18 ft kitchen: $42,900 estimated. Allows for 25 linear feet of cabinets and 50 sq ft of countertops.

Optional estimated additions: $4,500 for a six-foot cabinet island and countertop without plumbing; $2,200 for one tall pantry cabinet; $3,500 for minor nonstructural layout reconfiguration; and $1,500 for one short in-room appliance connection relocation. New gas service is excluded.

Keeping plumbing locations and selecting standard cabinet sizes can help control your kitchen renovation budget. Room dimensions alone do not determine the cabinet quantity, so we measure the actual layout before quoting. See our kitchen remodeling service or learn how to compare kitchen estimates.

Bathroom remodeling costs with a defined scope

40 sq ft bathroom: $13,900 estimated.
60 sq ft bathroom: $17,900 estimated.
100 sq ft primary bathroom: $24,900 estimated.

The base scope assumes the existing footprint and includes demolition, substrate preparation, a standard waterproofed wet area, standard tile, a toilet, single vanity, fixtures, exhaust fan, paint and cleanup. It includes one shower or tub/shower combination. A separate tub and shower, structural changes and major concealed damage are excluded.

Estimated upgrades include $1,800 for a double vanity in place of the single-vanity allowance, $450 for one standard shower niche, $1,800 for heated bathroom flooring, and $2,500 for a short plumbing relocation within the room. Final selections and feasibility are reviewed with you.

Flooring installation and hardwood refinishing prices

LVP supplied and installed: $7.25 per floor sq ft. Includes a $3.75 material allowance and $3.50 installation allowance.
Laminate supplied and installed: $6.25 per floor sq ft. Includes $3.00 for materials and $3.25 for installation.
Prefinished hardwood supplied and installed: $12.50 per floor sq ft. Includes $7.00 for materials and $5.50 for installation.
Hardwood refinishing: $4.75 per floor sq ft. Includes sanding and standard stain/finish allowances, subject to sufficient remaining wood thickness.

Installation assumes a ready subfloor. The material allowances include normal waste, and standard cleanup is included. The base flooring service minimum is $1,000. For example, 500 sq ft of LVP estimates at $3,625 before optional preparation or trim.

Optional estimated work: carpet or floating-floor removal at $1.25 per sq ft; light subfloor patching at $1.50 per sq ft; standard quarter-round at $3 per perimeter foot; existing stair tread and riser refinishing at $180 per step. Tile removal, major leveling, new stairs and railing replacement require a separate scope.

Old floors are assessed before sanding. Refinishing cannot guarantee removal of every deep stain, dent or uneven area. Explore flooring and hardwood refinishing or compare refinishing with replacement.

Interior and exterior painting prices

Interior walls: $2.25 per paintable wall sq ft. Includes minor spot preparation, standard paint and two coats, with a $750 base service minimum.
Exterior painting: $3.25 per paintable surface sq ft. Assumes standard preparation, coatings and ordinary access up to two stories, with a $1,250 base minimum. Lift access, rot repairs and hazardous-paint remediation are excluded.

Painting area means the surface being painted, not the floor area of the house. A 12 × 15 ft room with eight-foot walls has 432 sq ft of gross wall area before subtracting openings. At $2.25 per sq ft, that is $972 estimated for the walls.

Optional estimated interior work: ceilings at $1.75 per ceiling sq ft; doors at $85 each; trim at $2.50 per linear foot; minor surface repairs at $350 per room allowance; and skim coating at $2.75 per wall sq ft. Skim coating replaces the minor-repair allowance on the same walls to avoid charging twice for that preparation.

The agreed preparation matters as much as the color. We distinguish minor patching from full skim coating so you can compare the same scope. Learn about interior and exterior painting.

Whole-home remodeling: add the work you actually need

A whole-home estimate combines defined rooms and additional measured work. Flooring and painting already included in a selected kitchen, bathroom or basement package should not be counted again. Additional areas outside those rooms are measured separately.

For example, a 10 × 12 ft kitchen ($24,900), a 40 sq ft bathroom ($13,900), and 500 sq ft of LVP in other rooms ($3,625) total $42,425 estimated. This is a selected-scope renovation, not a complete structural gut remodel.

Stairs, lighting, plumbing changes and waterproofing are reviewed as separate scopes when needed. Explore whole-home remodeling and use our project planner to organize your priorities.

How we keep your remodeling estimate clear

You can see the scope before you decide

Your written proposal is where the included rooms, work, materials, allowances, exclusions and payment schedule are defined. Ask us to clarify anything you do not understand before accepting it. A material allowance is a budget for a specified item, not permission to substitute any product at the same price.

Changes should be documented

If you request a different product or additional work, the revised scope, price and scheduling effect should be documented for your approval before that additional work proceeds. The same approach applies when concealed conditions require a change to the agreed plan.

Existing conditions are discussed openly

A wall or floor can hide damage that is not visible during the initial visit. We explain what can be assessed at the walkthrough and what remains uncertain. Transparent pricing means explaining those limits rather than pretending every house has identical conditions.

Compare complete proposals

Compare cabinet quantities, material allowances, surface preparation, disposal, permits and exclusions alongside the total. A lower price with less work included may not match the project you have in mind. Browse our project portfolio and ask about work relevant to your home.

Remodeling pricing questions

Are these fixed quotes?

No. Each figure is one estimated price for the described scope. Your written proposal confirms the actual work and price after measurements, selections and site review.

Are materials and labor included?

Yes, where the scope states that they are included. Kitchen appliances are excluded, material choices must fit the stated allowances, and upgrades or work outside the base scope are priced separately.

Why can two same-size projects cost different amounts?

Preparation, access, utilities, layout and material selections can differ even when the floor area is the same. A basement with usable bathroom rough-ins is a different scope from one that needs a new drainage system.

Does requesting an estimate commit me to construction?

Submitting the form starts a conversation about your project. A construction agreement, payment schedule and any appointment arrangements are handled separately.
